Is a HDB flat a good investment?

66 % - It is advanced payment of rental and is not an investment.
13 % - It is good only for those who buy with a govt grant.
13 % - It is good only for the first 30 years.
8 % - After 40 years, it is difficult to sell the HDB flat.
