Hi Mr Tan, why do you use such a low inflation rate of only 2% for your illustration. My view is that the inflation rate can be an average of 5% or more for the next 2 decade due to the debasement of currencies especially in the west(US and UK) and the worsening food and energy shortages that are developing and it is better to plan for such a high inflation just in case.
Mr. Tan, is it possible that you post the excel spreadsheet to compute the yield on your blog?
