Even if properties go down by 28%, its just paper lost if we don't need to sell. By judging with the asking prices, owners still have the holding power. I noticed that quite a lot have been on the market for years. For years they are not accepting offers which they deemed are not to their liking. That makes those waiting on the side think that the owners will drop their prices now? Like everything, there will always be some who just wants to sell. But so far, only a handful fire sale other than bank sales.

Some had difficulty selling their properties due to the maintenance fees averaging from $600~ $900 monthly besides correlate their asking prices to new launches.

One thing is for sure, as building ages with every wear and tear, maintenance and sinking fund can only go one way, that is up. Always make sure you question the correct amount before purchase. Some agents will only quote minus the sinking fund. You do not have a way out of not paying maintenance plus sinking fund every quarterly. Interest charges of 20% are charged for late payment in most condominiums. Do your homework safely.

When paying taxes, gst or other payments, no segregation. Everyone pay the same. When coming to buying public housing all kinds of segregation.

According to them, public housing is subsidised. By right it is for those who cannot afford condominiums. We do not the purpose of Executive Condominiums. Part for them to make profits from land sales and other bits of charges eg GST from all the building materials, workers levies so on and so forth. Money that now gives them an advantage over K-19 over other political parties. It was never a housing for the people. It was business. Those qualified to buy ingrain about housing. All their concern was what price they are able to sell in the future. Housing has become a business for some, examples set from the very top.

Some want to sell the garden at $1500 psf with their apartment. A garden under condo rules that no permanent fixture allowed.
